So if renovated duplexes in your area are going for $300K, that's about what you can expect your value to be, maybe $310K....even if you put in granite, Brazilian hardwood floors and black stainless steel appliances.

If it was a different color other than pink I think I would be more inclined to try to leave it.The kitchen is similar only it's white tile with black border on the first half of the walls which I think will be great and will leave that and figure out a color I can use that will play off that for the rest of the walls.thx again,Chris

I am looking for advise on mixed use as the lending industry seems to view these as a black sheep.The property has been neglected for a few years and housed lower end businesses in the store fronts due in part to the overall appearance.

@Luis Barrios I know for a fact that both I and @Frank Patalano regularly meet with other investors such as yourself, so while I can't speak for him, I know that I'd be happy to get together, and I would strongly suspect Frank would as well based on past behavior :)As far as other groups if you can't wait a few weeks until the next RIREIG meeting, I don't know of any others in Rhode Island but there are a few in Massachusetts such as Black Diamond REI.

Many of those who left during the last 2 decades are black residents who moved outside of the city limits to find safer neighborhoods and better schools.
