By foreclosing on the note, it goes to auction so, you may not be the one acquiring it unless you outbid other potential buyers, which means if the bids go beyond total debt, the person being foreclosed gets the surplus.Maybe it's better to purchase the note and offer the borrower a deed in lieu?

Many OAs have dutch auction provisions, but the shares are not intended to be transferable or liquid with the popular exemptions.  

Additionally, you can go to forclosure/tax auctions, or join your local REIA and network with wholesalers who can start sending you deals.

I am confused, I signed up for foreclosure.homes.com and see so many homes for auction/foreclosure but see no details on when auctions are, how to find out when, where, etc; or any other pertinent details.
