But, if the assumption is that you buy and hold the property perpetually, even if the foundation is new, perhaps about 100 years from now, you will have to replace it.

I'm curious, i've also been looking at properties in Costa Mesa, and using the following assumptions for a STR ($175/night, with 60-75% occupancy) is very difficult to cash flow the usual houses being sold for $600-800K.
