I use the free version, but I know many people who pay for their services, and yes, I'd certainly recommend it.Many of my closest friends and family now use it as well, to keep up on a more personal level than doing so by phone, email, IM, text, etc.

One land parcel and one building with two tenants gives a more cost effective purchase and higher gross rents.The downside is you lose the ability to sell to owner occupants (for the most part), which means you are dealing with investors only.

I am not under these regulations and therefore do not have to worry about them.As an investor I can door knock potential sellers and tell them "I am not an agent" giving them a more warm and fuzzy feeling rather than their usual feeling of "just another shark agent looking for a listing" - You can not.
