I am starting a new realty business and seeking out my first investment property.  

I'm seeking an efficient way to take notes as I walk a property instead of writing it down and having messy paperwork.Something that would maybe have an easy way to put down comments on the foundation, roof, etc, with maybe an optional field to add repair cost estimate that it could add all together.

Lastly, to create even more income, a portion of the loan we are seeking is to convert the first floor of the property to a day care facility, as well as invest in either several flips and holds to generate even more income.It's already been agreed that myself and only 1 other heirs be placed on the Deed and the mortgage.

I am seeking advise on how to take my first step.

I only know of the minimum distance if you have an FHA at your present residence, but need to move for work, and are seeking a Second FHA loan, having two at the same time.
