There is nothing wrong with that.It is all about leveraging "knowing your abilities" and "keeping realism in check". 

The problem is to achieve this actual cashflow you need to have the ability to hold the property until rents appreciate.

Well, IMO, if you truthfully and totally disclose your intentions and ability to perform (or lack thereof) UPFRONT, then it is ethical.4.  

Most important to me would be their desire and ability to fulfill the terms of our rental agreement.

Orlando passed some laws/ordinances regarding STR and limiting the ability of folks to do so without registering with the state something to the effect of $275.

I personally stay away from them unless I have the ability to to cash flow very well or a few exit strategies. 

Their argument for their forcefully suggested pricing was a bit disingenuous and falsely premised).Short of my issue with their ability to soon set prices based on their algorithm, I like working with them.

But these were brought to me because people knew, or found out, I had the ability to close, for cash, without needing to obtain financing.

I’m generally a cautious person, but going through this process has giving me confidence and 5 months later I’m ready to buy a second property.I manage the property myself which I realized could be very hectic once I had hundreds of emails/phone calls come in to view my house but it gave me the ability to choose great tenants who I have had no problems with.

That’s why I’m going the online route which gives me the ability to work at my pace.
