Traditional has nice terms and long term security, much easier to finance individually if you ever think you might want to sell one of the properties for any reason because it's time consuming and expensive to separate it later.

@Ethan ErazoHiIt all depends..that could be so however your initial Purchase & Sale Agreement has a minimal investment from you in the form of a earnest money deposit USD10-USD100.That is your equitable interest in the property which you then assign to the cash buyer for a fee.That fee could have a balance that will be paid at closing to youThere are numerous articles and podcasts on wholesaling to listen to on BP...use them

Price point, area/location, individual investors abilities or finances, individual investor's risk tolerance or business plan, level of rehab, etc.As an example, the 70% rule (more appropriately should be named "70% guideline), is a simple back of the napkin analysis and is NOT ever to be used to make your final purchase decision.

We return deposits to the individual(s) that paid the deposit unless there is a change in tenancy, in which case we would pay the original tenant the deposit.
