I’m new and need advice

Tony Thompson
Posted

Hello my name is tony and I’m trying to get into real estate and wholesale. I may have contact that can give me a bunch of short sell but I’m discouraged to jump into putting them under contact because I don’t know where to get my investors from. If anyone have any advice on how to find motivated buyers I would greatly appreciate it. Any advice would help really!

Just to add to what @Jonathan Greene said (which is all true), there are way too many layers of red tape in short sales to make this a viable avenue for wholesaling, plus the odds of getting an appraisal to work at a number that not only profits the buyer, but a wholesaler as well - never going to happen. Also - almost 100% of the time a short sale will require an agents involvement, and that won't be helpful for you either.

However I think you may also want to consider the position you put a short seller in (they are usually heading to foreclosure), when you tie up their property with a contract you yourself cannot close on, and you have to rely on finding yet another buyer to actually close. What if you cant make it work? Are you sending the seller to foreclosure, when they could have simply sold to someone else that could actually close? How do you feel about that?

Unless you want to purchase these yourself with your own money, I recommend moving on to something more wholesaler friendly.
