Thinking about where the majority of your guests will be coming from which is the LA area, you have a large pool of potential guests that care a lot about appearances, experiences, and quality and are willing to pay extra for these things so you have Airbnb operators who, knowing who their client base is, caters specifically to these clients by using higher quality furnishings, linens, mattresses, etc.TLDR; If your property looks and feels high quality, you can charge a premium for that.

Sometimes it will be disgusting rotten food, and worse.For the damage, take it out of their security deposit and if they are Section-8 report the damage to Section-8.For the missing rent money--can't get blood from a stone--try to find better renters--long term employed renters -- if you can.Good Luck!

Use good tile, use larger tile with smaller grout lines and the grout color should be the lightest color of the tile.Make sure the tile is not slippery,  may have a little roughness in it and also that will be a little forgiving when the tenant spills coffee and food all over it.
