If the rates were to drop significantly in the next 6 months as I believe they will, I plan to do a rate n term refi in the next 6 months but my broker refused to do my first cash out refi if I plan to refi within 6 months.

That's about right for a 85% LTV LPMI 15YF n/o/o, which is rarely done (good on your LO for scratching your itch, and being one of the 1% that is REI friendly!)

The yard if it's front or back needs to be kept mowed, put down some weed n feed and break out the mower and get it done or call a landscape service guy to come and cut it.You may need a rental license to rent the house.. if so your going to have an inspection and they look at decks, and yards.. and a lot of other things inside and out..
