First rental property help!!

hello,  we are relocating and I would like to turn our current home into a rental.  We are in the Austin area and expect the market to continue higher.

We have a deck that has started to degrade with rotten boards and the frame is sure to have issues shortly. What is the best strategy to deal with something like this before listing?

How important is landscaping on a rental?  Our backyard is huge but mostly weeds. 

Would you recommend using a property manager for a first time landlord. 

Any other input for first time landlords
