If you find that the property has some issues(overgrown, broken windows, etc) it might be worth a call to the city to verify if there are any outstanding violations as the fines can accrue quickly.

Has it had the appropriate upgrades done to it to continue functioning basically maintenance free (as per the expenses).

Firewood, broken concrete, etc.

I believe after repairs this home will sell for much more)The renovations would include: an extended and upgraded kitchen, combine 2 of the rooms to make one big master suite with walk in closet and and a master bathroom suite, adding a bathroom, uncovering and refinishing all of the original hardwood floors throughout the entire home, add on back screened in porch with an additional open deck off to the side, new fencing and landscaping, a new roof and some modernized upgrading to the additional rooms.

You make them pay for their upgrades as part of their initial deposit and you itemize them as part of their contract price.  

I am meeting with my contractor Sunday to go over repairs and get an estimated timeline.This thing needs: New roof, flooring, kitchen gut job, electrical upgrade (currently 100amp, ungrounded), and relocate laundry to basement (currently in a makeshift room built inside the carport), among other minor repairs.
