I have been doing the BRRRR method for 9 years now and what I have found was I had the most success with local banks and credit unions.  

I would remove trim on one side IF the screws didnt immediately fix it Put all 3 " screws with proper shims behind. 

I remember the guy at the paint store pointing out to me latex  paint is easier to clean, but I told him I prefer enamel.During the showing, most people coming through looking would comment what a beautiful paint job it was, the owner taking time to trim base boards with high gloss white.

Now here is where I need the experience and advice from seasoned investors that employ this method of advertising.1) Once I receive a call from an owner that may be interested, they might say something such as: I got your letter, I want to sell my property as is for cash and a quick close like you advertise.

Is there an easy time efficient method?

It's like hiring a digital bird-dog, but the method of bird-dogging is online.

There should be a good mix of the two in your Internet marketing strategy as well as other "old school" methods such as letters, REI meetings and the like.
