The existing siding is in pretty rough shape.  

If they are included I subtract the average cost out so I can get to comparable without utilities rent.If you want to know what the average is, you can call the utilities and ask them to give you trend amounts for the addresses in question.I have tenants pay electricity and I want to pay water sewer garbage. 

Some of my successes were on SFR's that were in pretty good shape, but still required a pretty good amount of work.  

As long as you're acting as a principle you should be in good shape

That said, trends don't just change over night.

So my turn around time is getting screwed up.Anyways I am planing to put the money and efforts and get the property in right shape.

They do not get checked very often and one I know is in bad shape. 

If you don't care if she butchers the shape of the tree, I'd let her know she is free to prune to the property line. 

I buy fixer uppers in pretty bad shape and fix them with the goal of renting them. 

When they see me evict someone for not paying in the first month, others often start shaping up.
