Which adds more equity

What adds more equity to the house?  Re siding the entire property?  The existing siding is in pretty rough shape.  Old, ugly, falling apart.  Or, converting electric heat to heat?  This house is currently entirely electric and we want to convert both units to Gas with their own water heaters and heating systems.  

It is a owner-occupied 2 family.

    I'm not sure which would add more equity but it sounds like the siding needs to be fixed regardless.
