Since 99% of wholesalers trying to do deals through brokers don’t close, and since any listing at 20% below market immediately draws multiple bids from all cash buyers and buyers whose financing is not in question, a reasonably knowledgeable and or experienced broker would not spend his time on what is to him a very low return endeavor. 

Flipping houses is not a risk-free endeavor.

In my experience a meaningful/fulfilling life is a lot about growth and transformation so if you're not pushing yourself, you may be more "comfortable" but it's the kind of "slowly dying" comfortable that doesn't give you opportunity to grow your self-esteem, capacity or abilities.
