I think that beat up trim is one of the things that makes a house look worn out and tired and it's very tedious to re-do, so I like this option.As for appliances, counters and all that, I'd consider what that area is and what you might get for rents?

Mainly because it's tough to target with the efficiency of a mailing list and thus tire kickers will likely drain your allocated budget faster than qualified leads.

They don't care about my AVR or my repair estimate, they just want an address and they do the rest...Having serious cash players make moving properties much easier and the process less painful...Email blast send the wrong message, and you get a lot of tire kickers that way.

One of my YL prompted a tired landlord to send me a list of 25 properties that he would love to get rid of, and was also told i cound bundle any i wanted.

While I've never actually sent letters to any vacant homeowners spotted while "driving for dollars" I will say this - I've seen the words "tired landlord" thrown around more than once around here.
