Chicago is a terrible place to invest.

They are wholesale friendly but have absolutely terrible communication and will cause problems for your wholesale deal. 

Manchesters water is absolutely terrible for these units and if they aren’t flush on a regular basis you will have blocks and all sorts of issues that will lead to higher expenses down the road.

Your return is terrible due to your high equity position.  

It was terrible but I’m taking the positives from it such as experience, learning new things, saved money, etc.

I bought something in 2016, terrible cash flow but has 2-3x’d in value.

My main concerns are 1: rents are currently not terribly high so that might be a speculative play and 2: I have no idea how long it will take to learn to pronounce Kemmerer correctly.

@Zackarias Aitchison Buying a property with existing tenants can be great or terrible.

I don't think it is terrible, but if you rely on it exclusively, you might be way out of market.
