Plumbers, electricians, hvac, everyone but carpenters understand this concept and those people simply get a call "hey, I've got a job for you." 

My model is based on this very concept and providing wholesaled homes at great discount that need to be rehabbed and packaging that with the lenders that will do that, especially if you know what questions to ask the lenders and how to structure the deals.

My plan was to do a blog or a separate thread so that all I have to do is cut and paste each time someone appears to have trouble with the concept. 

They will talk in terms of cap rates but I highly doubt that most of them really understand the concept.
