Good retail leasing firms cover a wide geography and all three of the firms you listed will cover all of northern/central NJ, drawing a line from Trenton across the state and northward.  

Plus the street is not that wide.

It allows me to invest my profits in a wide variety of areas and commodities reducing my exposure to foreseeable yet unstoppable forces. 

I was curious if anyone out there in the big wide world invests using this strategy and to what degree of success.
