I currently invest in both, the path of progress are great but you are betting on the actions of others, so while the pay off is potentially huge, it sometimes doesn't work out as planned.

If you drive through the Nations it looks like every single lot is being developed, but the size of the Nations area vs East Nashville can’t be compared.

Are they single family homes?

I wouldn't buy brand new and rent out a single family.

Younger families are starting to move into town so single family homes might be a little more advantageous since it would seem there's not much of a seasonal cycle due to fall and spring semesters.

It turns out that I have been unknowingly "house hacking" for some time now and am fully renting two single family homes that I own. 

They are geared for large and small unit complexes and single-family homes.

We recently bought flooring for a new house we are closing on and I was expressing strong opinions on the cost and style and I had to stop and told her "You're the expert on the interior design and what will last the longest relative to cost so you pick and I trust you" This has helped my wife who hasn't listened to a single podcast from BP move forward and buy a house and start renting our old one within 60 days!!
