I have been looking for a SFU for 6 months have put multiple offers in and even had a short sale go side ways on me and I have been in at least 60 properties by now.

Look up what it costs to maintain a llc annually in your state.Long story short unless you’re a multimillionaire you probably don’t need it.Now if you own 15-20 properties then sure get one.

Any members manage short term rentals in kissimmee or know of any affordable managers?

Short term, it looks like a good deal but long term, not so much. 

Life is too short to let these things eat at you. 

Contractors are busy and  in short supply and prices are up .  

I do also plan on renting shortly before I leave.

I decided to switch back to Google Sheets simply because Airtable falls short when it comes to complex features.Google also just bought this platform called AppSheet, which just base off your Google Sheet and creates cross-platform apps so you can get all that fancy features from AirTable without having to leave the Google ecosystem.

If you're marking up the property substantially a double close using short term transactional financing might be more private.
