I think if you are planning to buy and hold for 10+ years, you should be fine.However, most seasoned investors will probably tell you that you can make money in any market (up/down) and whether you are flipping, or planning to buy and hold.

This particular unit is on a slab as well, basements seem to be the place where all goes wrong so I'm dodging a bullet there too:)As far as appreciation goes, I'm not to worried about that.

Or should I put the money into the LLC, then buy the first property with cash (to build credibility/assets), then use the BRRRR strategy to refi once seasoned?

Once the rehab is done and the property rented out, we plan to refi with another community bank that does not have a seasoning period requirement.

Here's how it works in Michigan (dont know if it varies in other states )For FHA financing the title has to be seasoned for 90 days in order to enter into a purchase agreement .
