I'm still relatively new to the industry and it'd be dangerous for me to significantly leverage.The other big reason is that this will be done on my parents behalf; the current property we own is providing awful return and the capital is better utilized in assets with much higher return and greater potential, hence the 1031.

Hi @Helen KirkYou can do a lease option assignment:1) Enter into a lease and option with the seller2) Sell Your agreement for a fee 3% approx $6.6K on $229Never buy retail, you profit when you buy.I usually only get 5% max on Lease 2 Own, more often 3%.Good luck!
