Any good property management company recommendations for Atlanta based? 

I am going to provide coin-operated laundry units in the basement of both properties.

They also offer services such as skip tracing, a dialer, property list pulling, & the sms service all integrated into one system.

Did you just buy this property or have you had a squatter there for the last 2 years?

I suspect they drew you a flow cart and then your conversations went something like this: I need to transfer my properties to an LLC for anonymity.They are told they are not anonymous & that is not asset protectionBut I need it anyway for tax savings.They are told there’s no meaningful tax advantages  But I can get non recourse debt because the LLC is the borrower.They are told they still have to personally guarantee the loanNo, I can get non recourse debt I read all about it.They are told yes, while that is true, the leverage is customarily low, applies to much larger CRE transactions and there are still carve outs.

None of them can do any work on the property.

While no properties actually flooded, the entire area was a disaster - roads destroyed, rescues, loss of power, and loss of safe drinking water than lasted for two weeks.  

My plan is to setup a parent Wyoming LLC that will hold another LLC that will be holding my properties.

Does the property cash flow at the rate before a buy down? 

From now to April has been a slower season for us in that our properties stay vacant for longer this time of the year.
