You could use BP to connect with people in their markets and ask them to reference you someone else they have worked with in the past.

That being said, how did you come up with that number, is it based on historically in the past 6 months homes normally go for 15% off MLS price, or did your contractor specify the amount of work needed?   

I work with company that is A+ rated with the BBB and has helped clients remove over a million derogatory items (including bankruptcies) in the past 4 years alone.

The CoC office should be able to help you with finding a few files that have been foreclosed in the past 6 months.

I noticed you have ran other meetings in the past.

I haven’t seen it yet, but it is past due for rents to start to decline with the general consensus overbuilding in multifamily in the area.

As I've done the research in the past year,  some elementary schools' tuition is on par with Stanford.  

Look at past sales and you will see buyers from all different countries (paying way too much).
