Check if there's a personal guarantee on the note by the LLC owner, which will give you additional recourse to pursue in the event of default. 

Working with a reliable and resourceful agent will not only save you time, but will hopefully ensure a smooth transaction as opposed to the headaches of doing your first deal on your own.

At the same time that this is beginning to happen we also have supply-side constraints that we haven't seen in a century and all it will take is the smallest of negative events to blow the powder keg off this bubble.

There are advantages to the owner doing this such as routine cleaning of the property and guaranteed rent to be paid on time, fix any repairs etc.This would allow you to take that $50k and and get multiple STRs as opposed to only one.

I'd really love to attend some events if there are any. 

We want to be able to go after everyone in the event of a default by any of the other roommates.
