It can really help you see where your revenues and expenses are coming from and try to find areas to exploit efficiencies and even negotiate with suppliers.

I have been looking at numerous markets and everyone of them has it's positives and negatives and I know I won't get it 100% right, but I really want to make the best decision I can here. 

I let the supplier pick for me, knowing they wouldn't sell what they couldn't service.In time we switched that place to separate utilities & hook-ups - we got rid of the coin-ops.

Also, if you own numerous residential rentals and have to keep the deposits in individual accounts do people maintain multiple accounts at one bank?

My suppliers (who I was their customer) gave me bottles of wine, gift packs, candy, gift cards, etc.

I know some investors through the grapevine that list only a few properties a year and more than make up for the cost of remaining active plus the numerous benefits of having your license as an investor.
