Being that you are located in Birmingham, I would recommend you at least drive by the property (at different times of the day and night) to check out the neighborhood dynamic.Other than that, I would request the exact numbers, and do not go by what the broker is telling you.

I'm constant contact with the tenant via text and the tenant has an excuse everyday for the past week. everyday I'm told wait until tomorrow morning, in the morning I'm told I will bring it at night etc.Today I filed a complaint in court but it will take 3-4 weeks for a hearing.My question here is:Can I still evict the tenant or end the lease since almost each month the rent is late?

I would focus on trying to find actual extra income for the next 5 months -- working overtime, night job, maybe get a roommate to cut expenses, sell extra things you don't use on ebay or craigslist, etc., and pay down the debt while you research more here or books from the library until your debt is paid.
