Are these good markets for fix and flip transactions within my budget nowadays?

I invest personally in multi-family, do off market direct to seller marketing, fix and flips and finally STR/MTR.

One is a furnished corporate rental and the other three are market rate unfurnished rentals, right in the heart of St.

I feel like lenders can read through an P&L that might not be technically correct, because you can explain that "project ABC is underway, I'm down $100k on it, but it's set to hit the market in June and we're going to sell it for XYZ."   

@Blake Yarbrough If you can structure the deal where you get the 80% financing with good terms and rate in place and it is a good deal meaning under contract with good terms, purchase price under market value and also being the asset and property manager.

By strategic, I'm assuming you mean brand/positioning/strategy and not specifically social media marketing, correct?
