With a decent (above 640) credit score and verifiable income to make the payments, you may get in with just paying (ALL) closing costs.Based on current lending guidelines, your exit strategy could be an immediate, no-seasoning Hard Money refi or a traditional bank refinance with 6 months title seasoning.

Have you looked at Lending Home or Asset Avenue? 

Bread and butter neighborhoods(80-125k) will see appreciation and better tenants.Are you planning to get loans on properties from the get-go, then you need to find houses in better shape(will cost more) and there is minimums most banks will lend (40-50k).

I have heard that lending institutions want to see these additional payments to consider the buyer in a true lease option situation.

They lend based on the asset's cash flow instead of your own. 

I used to tell alot of people when I worked at the bank, if you were in my position and somebody came that you had no history with and asked for a loan with your exact same situation would you lend your own money to them.
