I rehabbing my first 4plex and it’s been the school of hard knocks....costly and very time consuming.

I would ask them now and kind of phrase it in a sense of I’m just mad trying to make long-term plans can you give me an idea what you would like to do and if they mention they would like to you could even say hey knock $300 off one months rent if you go ahead and sign another year lease or something to that effect

Thought it was bad enough the C21 Broker (listing and selling, dual agent broker) never updated the listing when it Pending, In Contract, Nor Sold.2 weeks after we closed, agents and prospective buyers were walking onto the property and into while we were painting etc, saying they were just taking a brief look, asking for the owner, etc, so we notified the Broker to make sure update the listing as SOLD.Broker replied in December saying it would be updated.Now  into 2nd month following sale, C21 broker still has it For Sale on C21 website and the MLS.. which means going on 2mos of inquisitives knocking, walking all over the landscape, etc.

You can find this at any hardware store.This was about 5 years ago when I discovered the issue and I have not had any other problems (knock on wood) since then.  

@Jarett TiggesMy suggestion would be to go knock on some doors (banks). 

I did not fit that pattern so I was hired by a different and I knocked doors on businesses for awhile.

Door knock or cold call.Get used to making offers on properties and talking to homeowners.Don't be afraid to fail forward.

I'm not knocking anybody's hustle, but I don't believe in just shoveling out money to just anybody who says they can show me the way.

This is certainly a job needing permits and geology compaction reports/inspections.The demo portion is easy, simply knock out the bottom of the pool (every building and safety department has their own rules so some may have you demo out more than just the bottom) and demo the coping, tile, and pool decking.

Uses those lessons to knock the next one out of the park.
