We just try to make use of trending designs and finishes that put our homes in the top 10% of listed homes on the market so that they move fast.When you say you have some good deals there, does that mean you have them under contract or just noticed inexpensive prices?

We renovated the floors, kitchen, paint, and cosmetics with new carpet for pre-sale.

I’m an out of state investor so want to be as hands off as possible ideally.Whilst I’m here, I need the flooring replaced and kitchen & bathroom cabinets painted so any recommendations for those types of services would be hugely appreciated too.Thanks!

Matter of fact, ask one of the trainers to actually design a 25 unit location, that people buy, manage and sell for 6 months as part of their training.

If you're not able to find a MFH, look for a single family home that would be easy to create a separate entrance, add a kitchen/bathroom, OR, look for that house with a mother-in-law suite. 

At that point I didn't know whether they included everything in the first price or just quoted higher end products and didn't include labor for some reason, so I go to the store, and the guy just starts "a new design" where we adjusted the products to what I needed (he was surprised I had found such good cheaper options), but the kicker was that the base installation price (regardless of products) was about $3000.

Storage areas can include built-in cabinets, closets, attic space, and even outdoor sheds, etc.Laundry: Including a laundry area and machines is a big bonus for tenants, as they compare that with apartment living where they would have to use common laundry machines that require payment.HVAC: Make sure to include an effective dual heating & air-conditioning system to service the ADU, so your tenant is comfortable in the unit.Kitchen island: It may be difficult to squeeze in a kitchen island in a small ADU, but it’s a big bonus if you can make the space.
