No, get a smoking hot deal, then contact these people and say I saw that you were actively flipping homes and I may have a good lead for you.

For  a multi we have included heat and hot water but  I would not include electric ,  the ACs would go like crazy.

In hot markets like this, the only way to find a deal is highly specialized knowledge like knowing the path of growth, land use and zoning and knowing block by block in a neighborhood.As a realtor with a team of 8 agents at Keller Williams, I don't think I am biased when I say that 99% of agents don't understand investing.

So the 70% is great but when the market is hot you have to know what everyone else is doing.

don't get discouraged though, try your marketing efforts in an area that isn't as pricey, hot, etc., as yours and see what happens.  

(Sorry)For hot water heaters I have been drilling holes in the floors so they leak into the crawl space instead of ruining my floor.  

I suspect these owners will pass this junk to heirs and it'll be dropped faster than a hot potato.
