Single family, Multi-units, it doesn't matter.For single families I can understand a future home owner falling in love with the property and paying above market price for a property, but for investors I honestly don't get it.

The main purpose of liability insurance in my opinion is to protect against unforeseeable honest mistakes that result in a legitimate large claim. 

If they respond I have reason to consider them honest and it allows them to tell me about the divorces, student loan debt or not credit at all, credit conditions I may accept.   

We find everything on the MLS honestly and we are in Chicago.

Investors aren't stupid, be honest with your numbers and you will do well.

You do not cater to difficult tenants and to be completely honest landlords that define a good tenant as one that pays on time are clueless to the business.
