Direct Mail Marketing

Hey community,  

   I have some questions regarding mailers.  First I am wondering how people go about fielding the calls? Do you use a script? Do anyone use a virtual assistant? 

My next question is regarding going to the actual client's house.  Again any script?

It's been my experience that sellers value intangibles.  Most want to know you are credible and many are selling a home that is emotionally  important to them.  So, you might be surprised by how many will do a deal because you seem trustworthy and likeable. Therefore,  I think it's better to be authentic and avoid scripts.  I've had success with many sellers by actually giving them my numbers - honest costs and expected profit margin.
