it's become a lot of house for just me (even though I still love it) and I'm thinking about buying a smaller 2/2 townhouse and  renting my house as:1) Full rental totally unfurnished2) Full rental partially furnished (two beds upstairs, living room, and dining room furniture included in rent)3) Other options I haven't thought ofI don't want to sell it, but it is about 2,300 square feet of house.Any suggestions??

I have found with the low vacancy rate, the tenant friendly regulations are of virtually zero impact but they are real.I believe strongly that San Diego will continue to be an outstanding long-term market.
