Those are all red flags that would result in a written warning of pending eviction. 

More often than not we write a policy for a year to reestablish coverage history then rewrite to a better carrier.

@Cody Chavez You allocated appropriate standard expense ratios in your calculations and the numbers still look great for returns and cash flow.However, the most glaring flag is the ARV. 

Despite this major read flag, I pushed on and was able to aid the company in acquiring a few more investment deals. 

That is seen when you screen tenants properly . if they have a pattern of broken agreements, job loss , evictions , debt , criminal justice involvement, etc , could be a sign of substance abuse / alcoholism. more important  to look for those red flags than to measure their blood alcohol level
