I also talked with 'DoHardMoney' - I'm not sure if any of you guys have used them before but for a first time 'fix & flip', they offer 100% financing for up to 70% ARV (determined prior to purchase) at 5.5 points with 1.25% interest per month.

I can only use cash and am targeting a 100k budget, no interest will be considered, so at this point I'm thinking my best bet is to buy a rehab sub 100k house, fix it up and rent it out, and keep working until I can buy the second, third, etc in cash.

Often times when utilizing an LLC you might see terms that have higher interest rate, 25% down payment, 25 year amortized loan with a 5 year balloon vs a 30 year amortized fixed rate.
