The DC/MD/VA network is pretty tight and extremely active here on the forum.

I have done my research on various types of investments, and although I wish to some day invest in multiple markets, I think being able to invest in something one can see, create a specific marketing platform for, and fix myself (hopefully not too often) is extremely cool.

How I find them is cold calling, referrals, whole sellers, and net working.

@Taghrid Soliman In my market, we have Facebook REI groups that are extremely powerful for marketing purposes.

You can always be extremely picky and be looking for the pet parents that show up with a microchipped pet, happy to provide you with up-to-date vet and vaccination records, letters of recommendation for their dog(s) and an offer to let you meet the animals.

If you do that, give nothing to the tenant until the unit is empty and keys are in your hands, and PLEASE save things like that for extreme situations.
