I've always heard that the best banks for HELOCS are usually the banks you use for every day banking if they do provide real estate LOCs.

No guru teaches real estate, they teach ploys to do transactions and usually if they aren't illegal they are unethical.

This is also my first time doing this so I am bit unsure about all the extra costs.

I want to get into investing, however at the moment I don't have the extra capital.

So if the purchase price is 950K, then that works out to roughly 17K per unit; and if the purchase price is 850K, then that works out to just over 15K per unit.Per unit prices like that usually indicate that the location might not be so hot and the typical rent will be low.

There's extra capital needed to remodel the 3-5th floors, but I don't know what kind of options there are for funding that.The area is on the border between downtown and a less friendly neighborhood, but the city just got a big government agency to move in about a year or two ago.

Location is critical as well.Condo units usually has a HOA so I would screen that condo HOA like they were a tenant.
