I think looking at our properties collectively, at the portfolio level (even if you only have a few doors), is going to be important going forward. 

It is a loan program available in New Mexico that allows the buyer to get in with little or no money.There are several people doing LO's in our market and around the country that have put a lot of time and energy in to researching how to do this legally.  

As such, this is not an area we have delved into at the level of detail required to answer the question at hand.

On the other hand, drain pipes only carry water when the water is turned on at the faucet level, so since the water wasn't being used the evidence you saw of a leak was dry. 

Typically 2nd floor tubs don't cause a ton of mold or rot damage because even if there are significant levels of moisture the drywall will allow the water to leak through and eventually cave in rather than holding it in.
