I can't do the brrrr strategy?

My main strategy is buy and hold SFRs, but I'd like to learn some more parts of the business, such as rehab and multi-family deals, and possibly some flips eventually.

It sounds like this could be a workable strategy but I have a couple of questions. 

May I ask what your strategy worked for you in finding these deals in the Philadelphia market?

What types of strategies are you hoping to use to build your portfolio?
