Extended lock options vary and are designed to add value to both the buyer and the builder since it gives the buyer insurance against future interest rate risk and the builder receives protection on their accounts receivable/inventory.If you're obtaining your own construction loan and take out/perm financing in one package, local/community banks may be a better option for owner occupied construction or spec build financing products.

To simplify the puzzle at tax time, is it a typical practice to designate a new bank acct. to be used only for property-related transactions such as collected rent, security deposits, purchases for rehab and maintenance, etc.?

These 'devil' screws have additional pieces of metal or plastic that act as anchors and designed to expand behind whatever it is screwed to (drywall, wood etc), to spread out the weight n the hanger or the screw reventing the scrw from slipping out through the hole (and in my case with little chance in hell of ever trying to remove them).
