It's not that the whole city is "bad", it's that it takes much more insight to do it successfully vs picking up a 1.75% deal in Westland which you know is a C- neighborhood and what to expect.Statistically, a lower probability of a stolen furnace can be found in the "ring cities" most of the cities bordering the City.

Not sure what your seeing in the Portland area but being in the median price point in that market as a lender I would feel secure moving forward with funding.If you don't mind me asking are your developing in Portland or bordering counties?

The small town I invest in is just over the border on the north side of the state in Iron Mountain MI.

At present there are roughly 50 active listings from border to border and 5-10% of those have realistic investment potential at their current valuations.

I'd love to hear the opinions from both sides.My opinion- Create a balanced portfolio & invest in Cleveland, then use your passport to cross the border and also invest in Texas. 

The AC has needed to be recharged the last two summers, so I was thinking about just replacing the whole system (it's 16 years old) and want to take advantage of the IRA and Energize Delaware rebates/incentives/credits to make it as efficient as possible (even though I do not pay the utilities).
