Hey All, I'm trying to get a google voice number setup and I can't get rid of the "please state your name and we will try to connect you" standard message before it rings to my number then plays my custom voice message.I've called from 4 different numbers, half the time it goes directly to my custom message and half the time it plays the automated message then goes to my custom message.  

While the VA claims their appraisal process is just as fast, some areas have very few approved appraisals and getting it done could take longer than expected.  

There are a lot of banks out there selling crap loans and conditions passing them off to potential customers as (great deals).

I'm not too sure how I feel getting on a personal level with our customers. 

Going through the motions of an eviction even though you already have the property back, would prevent them for example from claiming that they were just out of town on a long trip, oh and btw where is that gold watch I was keeping under the pillow?

(Yes, I know, asking prices are like ambit claims, but still).

After talking to the customer service rep, assuming the loan or getting a new one from them is not an option since we hold title in an LLC. 

Got it.As far as to whether the LLC really will or will not protect you (and your land) from liability claims, there are many, many threads on the forum on that subject. 

As always protect the seller / the customer, above all the deal must be win-win.But even making a business out of taking control of RE and assigning, even this is permissable in any volume you'd like in the restrictive Ohio per the Jeff Watson interview of OH RE board members, as long as you don't do certain things and take legitimate control and risk via P&S contract with typical earnest money, (what ever, but more than $10 or $100).  

The reason for this is it increases your touches (we all know it takes multiple touches before a customer "acknowledges" your presence in most cases) without increasing your costs.
