The siding was in need of major paint removal and repair, the foundation needed to be put on cement piers instead of wood, the kitchen and baths were totally gutted and replaced with new cabinets, granite, stainless steel appliances, you get the idea.

It saves space in the car when they don't have to bring one.Adding things like a chair mounted high chair (which I think you mean booster seat), little step stools in the bathroom cabinets and we actually have a Diaper Genie as well.

.- 2 kitchen cabinets are completely destroyed and maybe more- tons of holes in the walls and child drawing on the wall- mold in the silicone of the bathroom and the kitchen from neglect.probably there is more issues but thats what I saw when I showed the apartment.I found a new tenants but they will start paying on December 10th.

The faucet leak was brought to my attention 1/23.I asked them to send someone out to assess leak on 1/23.1/27- estimate provided to replace the faucet for 320$ and tenant complained of mold and I approved the repair on 1/27.on 2/1- the property manager said the tenant was requesting to have the vanity replaced because of mold smell.The property manager  gave me a quote of 2/4 to replace the vanity for 420$ and I okayed it.I asked for an update on the cabinet on 2/17- she said they were having trouble with getting out the estimate.

@Rachael Lyn if your heart is set on a new build, then the incentives you get like upgraded flooring and cabinets are from the builder that uses their specific lender.

I could have replaced floors, cabinets, counter tops, and more to achieve a higher sales price but it was not needed and the same profit margin was achieved with a lower sales price and 1/2 the renovation time.

While living there I hired a handyman to complete a pretty thorough rehab that drove rent value up including:* Knocking out a wall between kitchen and family room to open up the space* New kitchen cabinets/appliances* Installed in unit washer/dryer What was the outcome?
