A good project manager is worth their weight in gold.

When I first started I put heavy weighting in finding a good PM and even more so than the market itself. 

I agree that at this stage experience should be a criteria of the sponsor that you weight heavily.

It helps if you box, lift weights and practice Krav Maga or other offensive/defensive combat skills.You also need 3M talent.

City came out and made me tear open walls and ceilings for an inspection..... turned out the footer boards weren't anchored to the slab properly for a full room with full tile roof etc and all that weight....ok for an enclosed patio....but not a full enclosed room....had to dig around entire foundation....drill through footer and do anchor bolts and poor new perimeter foundation......

A "health specialists" can claim incredible weight loss and energy if you buy and take their supplements for years but then they just turn out to be sugar pills or something else when they get exposed.

Now I had my workers fix the gutter and the part of the roof where that limb fell even though I was under no obligation to do so, as it helps to keep good neighbors especially next to rentals as they may tell you things the renters will not and that can be worth its weight in gold. 

Just did a renovation where we took it to the studs and sisters all the 2x8 2 me fl- floor joists with 2x10's for strength, also replace 2nd fl headers as they were insufficient- had a structural engineer come in for the weight calcs for headers and submitted with the revised permit- sounds like you aren't a GC and advise you hire one so it's done right- you have too much work to not do that and understand code.
