Since reading, I've definitely noticed a shift in habitual behavior that heavily complement's momentum.For those of you reading or already have read this book, what was your biggest takeaway?

Is an automatic sprinkler system required?

The entire power dynamic is shifted. 

I would suggest you generally shift your focus to finding acceptable properties over how you'll structure the deals when you find them.

I would recommend finding a really motivated realtor in your area and have them set you up on an automatic notifications for any seller financed properties.  

Is there a way to make the goal seem happen automatically so you don’t have to do it manual all the time

Three years or more from when the original lease is signed they are not as likely to enforce it.If you are going to sign a new lease (rather then have the current one automatically renew) then I would have the guarantor sign again.

Thankfully, I have 100% collections (granted my portfolio consists of 6 units).I do believe in general that this economic shift has a lot of people that thought real estate was a risk-free way to make lots of money reassessing their risk profile and outlook. 

They will accept API's but that takes time to shift and get that up.
