People always say get the house under contract but I feel real stupid trying to put a house under contract when I don't even have the money to buy it,which I'm sure they are going to want.I guess im getting a little frustrated because this property is a foreclosure for $175,000 and the comps are selling around $300,000..and thee county has the property assessed at & $270,000.

Their appraisal came in at $139,000 which was within a grand of my own assessment.

I also would rather find a market area in the path of progress or growth (quality area), to have a better potential for appreciation.

I may have some more questions as the job progresses. 

I think there is progress everyday and the neighborhood is destined to turn. 

Should I buy this house asking price $350,00.00 when it was assessed at 266,500.00?

I'd definitely be interested in chatting about the opportunities here and how to find and assess properties.

I've had my fair share of restless nights and candid chats with my wife throughout these past few years but ultimately I always chose to take a risk so I could make some sort of progress.

So once they give you the termination notice, immediately send out an inspector to assess damages and charge the tenant for it before they can escape. 

@Youssef Labib I'd recommend expanding your territory and start looking at tertiary markets in the path of progress.
